Description of Your Services: CU Capital Management (CUCM) is a CUSO that facilitates sale/leaseback transactions for credit unions. There are three opportunities for credit unions. The first opportunity is the ability for a credit union to sell its appreciated operational real estate (headquarters buildings, operations centers and/or branch networks). There is an immediate gain in capital (Net Worth) available to the selling credit union. The seller enters into a long-term leaseback of the property and the operations of the credit union are not interrupted. The real estate is purchased by CUSOs that are wholly owned by a network of credit unions. The second opportunity is for credit unions to receive very attractive and stable returns through investments into these real estate CUSOs. The third opportunity is for credit unions to make business loans to the CUSOs buying the real estate. Credit unions can be lead lenders or purchase loan participations which are collateralized by credit union leased real estate.

Why should a credit union use your services?: CU Capital Management's sale/leaseback model is designed to work directly and transparently with credit union sellers to provide then with optimal outcomes and benefits. When a credit union sells its real estate to CUCM's CUSO network, real estate brokers (and fees) are removed the equation and there is comfort in knowing that the new landlord not be some predatory owner but will be other credit unions. For credit unions investing in the real estate CUSOs, the projected returns greatly exceed other permissible credit union investments. For lending credit unions, all loans will be over-collateralized by real estate with underlying cash flows from long-term leases to well capitalized credit unions that are fixtures in their communities. CU Capital Management itself is also a CUSO. This is the only sale/leaseback model that captures *all* the benefits within the credit union industry and is being promoted by NACUSO Business Services as the ultimate example of credit union collaboration.
